Gas Safety Testing – The Basics

On the 1st of April 2009, the Corgi Gas registration scheme was replaced in The United Kingdom by the Gas Safe Register™. Before this, CORGI registered engineers represented high standards of safety and expertise.

If you are renting a property, it is your landlord that has the legal responsibility for making sure that a Gas Safe registered engineer checks the gas appliances 12 months. You must also make sure that he/she gives you copies of the gas safety certificates.

Once the gas safety engineer has serviced or fitted your gas appliance(s), they will present you with a copy of the report which will detail what they did and what action you need to take (if any). The gas safety report/certificate will tell you that the gas appliance or gas fitting has been checked to ensure it is in proper working order and that it meets safety standards.see if it is working safely and meets the correct safety standards. It may also let you know the date that you should next arrange for the appliance to be serviced.

According to HSE, approximately 20 people die from CO poisoning caused by gas appliances that have not been correctly serviced. They also state that levels that do not kill a person can end up causing serious harm to their health if breathed in over a long period. Therefore, it is vital that you ensure all gas appliances in your property are serviced regularly and by Gas Safe engineers; do not let just anyone tamper with them.

If you are renting a property, it is your landlord that should arrange for gas appliances to be serviced each year. Ensure that he/she issues you with a copy of the certificates and check the dates yourself on when exactly each gas appliance was last serviced.
What Is The Landlords Gas Safety record Made Up Of?

A description of each appliance (and where it is located in the property) that has been checked.

The name and address of the landlord

The date on which the appliance was checked

The address of the property where the appliance is located

The name, signature and registration number of the engineer who carried out the work

Any problem identified as well as any action that is necessary

And finally a confirmation of the results of the safety check(s)

You should ensure that all these pieces of information appear on your report.
